Signs to look out for

Sockets that feel warm or look scorched

Heat or brown marks around a socket usually mean a loose connection or an overloaded circuit. Both are quick to put right if you catch them early.

Extension leads in permanent use

If an extension lead has been in the same place for months, it's time for a proper socket. Overloaded extension leads are a common cause of house fires.

A circuit that trips now and then

This usually points to a fault that is starting to develop, such as damp in an outdoor circuit, a failing appliance or damaged cable. It's worth tracing before it gets worse.

The certificate you get

Every new circuit or change is tested when it's finished, and you get a certificate for the work. Keep it safe. A buyer's solicitor, your insurer or a future electrician may ask for it.

Some jobs, such as a new circuit, a new consumer unit or work in a bathroom, have to be notified under Part P of the Building Regulations. I'll tell you before I start if yours does.
