EICR Landlord Certificates

An EICR (Electrical Installation Condition Report) is a safety check of the wiring in a property. Landlords in England must have one for every rented home, renew it at least every five years and give a copy to their tenants.

The report tells you whether the installation is satisfactory and lists anything that needs putting right.

Signs to look out for

You rent out a property in England

It's a legal requirement. The report must be renewed at least every five years, and a copy given to your tenants and to the council if they ask for it.

You're buying a home, or the survey flagged the wiring

It's optional for homeowners, but an EICR before you exchange tells you exactly what you're buying and gives you a figure to negotiate with.

Your last report is nearly five years old

Five years is the longest you can go between reports on a rental. Book the next one before it runs out, especially if a new tenancy is coming up.

What the codes on your report mean

C1 means danger is present and needs putting right straight away. C2 means potentially dangerous and needs fixing urgently. Either one makes the report unsatisfactory until the work is done.

C3 means an improvement is recommended, and a C3 on its own still gives a satisfactory report. FI means further investigation is needed.
